It is easy to make your home work for you on Bowen. There are a number of ways to make either bedrooms, secondary suites, accessory buildings, and/or your full home legally available to visitors, enabling you to use your home flexibly while still generating income. Let me walk you through your options, licensing, set-up, and design. exploration consultation
A site visit, during which time I can view your existing or potential vacation rental space(s). I can introduce you to local and provincial short term rental regulations and licensing requirements and assess the conformity of your space. This initial consultation includes a personalized market analysis—comparing your potential offering to other similar properties on Bowen. Based on these comparables and my own experience running vacation rentals on Bowen, I will estimate possible gross income based on different proposed price points and average seasonal vacancy. I also include data on costs. This information will give you the information you need to decide if you want to proceed. We can also explore long or medium term rental as an alternative option.
Investment: $300 + GST -
listing set up package
If you want to design, build, and manage your space personally, but want help with local licensing and setting the business up, including listing creation, photography, setting prices and policies, the creation of a custom welcome book, and structuring a plan for management, this might be the package for you.
Investment: $200-500 + GST (depending on needs) -
full management services
Let me manage the operation of your vacation rental. This includes bookings, responding to all guest inquiries, pricing adjustments, turnovers/housekeeping between bookings, guest reviews, re/stocking all supplies, a 24/7 concierge service, and contact management. You don’t have to lift a finger.
Investment: 20% of gross income + cleaning fee (charged separately to your guest at agreed rate) -
full package: design, build, & manage
Do you simply want payments from guests and not to have to deal with anything else, including the design and set up of your vacation rental? My full package offering includes:
Design & build, including the design and development of a turn key upscale and upmarket vacation rental.
Listing creation, including photography and all content and listing policies, guest requirements, and guest resources (guide books, local maps, etc.).
Listing management, including the handling of all bookings, guest inquiries, pricing, turnovers/housekeeping, re/stocking with all supplies, and 24/7 concierge service.
Investment: TBD, dependent on scale. Includes management and listing set up packages. 20% of gross income + cleaning fee (charged separately to your guest at agreed rate)

website & social media
Custom branding and the creation of a website for marketing and to capture guest information for direct bookings. Establishing listings and a presence on major social media channels. These services will support your listing to get the most possible exposure and may lead to independent bookings that can earn you more money.
Investment: $2,800 + GST

rental property management
If short term rental is not the best path for you, I am also available for property management, including helping you to find a suitable tenant, setting your rent in accord with the local market, tenant management, rent collection, maintenance coordination, inspections, lease renewals, and financial reporting.
Investment: My standard fee is 10% of monthly rent collected.
