  • complimentary initial visit

    For owners, renters, or buyers who want a light exploration of what may be possible at a specific property.

    This free introductory service includes:

    > 1–2 hour site visit at the property.

    > Walk-through and conversation about your goals and the possibilities and opportunities I see on the property.

    > High-level thoughts on options and potential income at your site, as well as licensing and compliance requirements.

    > A chance to meet in person with no obligation.

    Investment: This is a no-obligation introduction—a way for us to connect and for you to get a sense of what’s possible on the property in question.

  • community market analysis

    This is the first serious step on any hosting journey. My detailed written market analysis will give you the clarity you need to decide whether to move forward based on property-specific and local data on possible income and costs.

    This service includes:

    > Review of local + provincial short-term rental bylaws and licensing requirements & assessment of your space’s conformity.

    > A comparative analysis of similar listings on the island, with a close review of their pricing, occupancy, and design and amenity offerings so that we can get a realistic read on potential earnings for your listing/s and what you can do to stand out and apart.

    > Income projections and seasonal pricing and occupancy scenarios.

    > Cost overview to help you understand net potential.

    Investment: $350 + GST. Please note that the Community Market Analysis fee is always credited toward my setup and management packages.

    For hosts who want to enjoy income from their vacation rental listing/s without the day-to-day stress of running it themselves.

    This service includes:

    > Basic onboarding: Confirmation that your space is properly licensed, insured, listed, and guest ready—including ensuring that the space is appropriately stocked with essentials and that all supplies are on site. Complimentary preparation of a custom guest manual and digital and print guidebooks if you do not already have one.

    > Guest Care: End-to-end booking management and dynamic pricing adjustments, 24/7 guest communication and support (text, phone, and on site), guest reviews, guest experiences that encourage repeat bookings and 5-star reviews.

    > Property & Owner Care: Turnovers and housekeeping coordination; restocking essentials and ongoing supply management; regular property checks and maintenance oversight; owner reporting and transparent monthly and annual statements.

    Investment: 20% of gross booking revenue (excluding taxes) + cleaning fee that is paid by guests at an agreed rate. (Options: One of the Setup Packages; Branding & Website Package).

    > Furniture, amenity, and décor plan: Specific recommendations to maximize guest appeal and ROI. Guidance on durability for rentals, cost-saving alternatives, and must-have amenities.

    This premium design package includes the Community Market Analysis and everything in the Design Setup Package, plus:

    > Interior design consultation and Furniture, amenity and decor plan step up to include mood boards and layouts, and include development of detailed project budget.

    > Full project management: You don’t have to lift a finger. We willl design, source, procure, furnish, and style your property down to the last detail: linens on the beds, dishes in the cupboards, and towels in the bathrooms.

    > Furniture, décor, linens, and amenity procurement.

    > Managing all local trades if/as needed based on approved budget and agreed timelines.

    > Stocking kitchen and bathroom essentials to the space is 100% guest ready.

    Investment: Most projects fall between $5,000–$10,000 project fee + furnishings budget starting at $10,000, unless you have some furnishing already. Costs will be quoted based on scope.
